When buyers begin comparing Muskoka waterfront properties, one of the first questions they often ask is: why can two cottages that appear similar have dramatically different values?

The answer is that Muskoka waterfront real estate is not valued by the cottage alone. The lake, amount and quality of shoreline, privacy, exposure, lot characteristics, access, location, topography, water depth, existing waterfront structures and the cottage itself all contribute to the overall value of a property.

In fact, a more impressive cottage does not necessarily mean a more valuable waterfront property.
