What Sellers Need to Know About the Best Time to List a Home or Cottage in Muskoka

One of the questions we are often asked by Muskoka property owners is:

“When is the best time to list my home or cottage?”

For many years, the conventional answer in real estate has been spring.

But from what Mark and I have observed working in the Muskoka real estate market, we don't believe sellers should automatically assume that spring is their only — or necessarily their best — opportunity.

Muskoka is different from many traditional residential markets. We have seen buyer activity extend through the summer, into our beautiful fall season and, depending on the property and market conditions, sometimes right up until Christmas.

The better question may not be, “What is the best month to sell?”

It may be:

“When will my particular Muskoka property have the greatest opportunity to shine?”

Spring Is Important — But It Isn't the Only Muskoka Selling Season

Spring remains an important part of the Muskoka real estate market. Buyers begin thinking about the upcoming cottage season, and some want to purchase early enough to enjoy their new property that summer.

But spring in Muskoka can also look very different from spring in Toronto and other urban markets.

Depending on the year, snow can remain on properties, lakes may still be frozen or only recently ice-free, docks may not yet be installed and landscaping may not have come back to life.

For a residential home in Huntsville, Bracebridge or Gravenhurst, that may not matter nearly as much.

For a waterfront cottage, however, the lake, shoreline, dock, boathouse, landscaping and outdoor living areas may represent a significant part of what a buyer is purchasing.

Sometimes waiting until those features can truly be experienced can make a considerable difference in how a property presents.

Summer Can Be a Very Good Time to Sell in Muskoka

One of the shifts Mark and I have noticed is that sellers should not automatically dismiss summer as a selling season.

Summer is when Muskoka is fully alive.

The boats are on the water. The docks and boathouses are being enjoyed. Gardens and landscaping are at their best. Outdoor dining and entertaining areas can be staged beautifully, and buyers can experience the property much as they would if they owned it themselves.

There is also something else that happens in Muskoka during the summer.

People come here.

They rent cottages. They stay at resorts. They visit friends and family. They spend weekends boating, swimming, golfing, dining on waterfront patios and enjoying everything Muskoka has to offer.

And sometimes that experience turns into a desire to own a Muskoka property of their own.

For certain waterfront properties, summer may therefore provide an exceptional opportunity to sell not simply the real estate, but the Muskoka lifestyle that comes with it.

Fall Can Be One of Muskoka's Most Beautiful Selling Seasons

Fall is another season we believe sellers should not overlook.

Anyone who has experienced Muskoka when the leaves change understands how extraordinary it can be.

A cottage overlooking a quiet lake surrounded by brilliant autumn colours can create an entirely different emotional experience for a buyer.

We have also observed that buyer activity does not necessarily disappear after Labour Day.

Some buyers have spent the summer looking and haven't found the right property. Others have been busy with summer travel and family commitments and become more focused once September arrives.

There are also buyers who would like to purchase in the fall, close the transaction and know their cottage is waiting for them when the next Muskoka summer arrives.

The Market Can Continue Right Up Until Christmas

Another misconception is that once the leaves fall, the Muskoka real estate market simply stops.

That has not been our experience.

Depending on the year, the property and overall market conditions, we can continue to see serious buyers throughout October and November and sometimes into December.

This can be particularly relevant for year-round homes and four-season cottages.

Later-season buyers can also see things they may not experience during July and August: how accessible the property is in cooler weather, how the heating systems perform, what the views look like without foliage and how comfortable the property feels outside the traditional summer cottage season.

For the right property, those can actually become selling advantages.

Island and Water-Access Cottages Are Different

There are, of course, properties where timing requires additional consideration.

Island and water-access-only cottages are obvious examples.

If buyers require a boat to reach the property, the practical selling season can be affected by navigation, weather and when boats are launched or removed for the season.

These properties can benefit from particularly careful planning so photography, video, documentation and marketing materials are prepared while the property is fully accessible and looking its best.

The Best Time to List May Be When Your Property Is Ready

We don't believe a seller should rush a property onto the market simply because someone has said, “You have to list in spring.”

Preparation matters.

Before listing, a property may benefit from decluttering, repairs, painting, landscaping, staging, window cleaning, dock preparation, professional photography, video, drone photography where appropriate and gathering important property documentation.

For cottages that have been in the same family for decades, preparing for sale can take even longer.

A thoughtfully prepared property that comes to market slightly later may make a much stronger first impression than one rushed onto the market simply to meet an arbitrary date on the calendar.

Competition and Inventory Matter Too

Timing a listing should never be based solely on the season.

We also look at what is happening around the property.

How many comparable properties are currently available?

What has recently sold?

How long are similar properties taking to sell?

Have competing properties reduced their prices?

Are buyers actively viewing properties in this particular price range or area?

Sometimes bringing a property to market when there is relatively little comparable competition can be more advantageous than waiting for what has traditionally been considered the “perfect” month.

Pricing and Timing Need to Work Together

There is another part of this conversation that we believe is extremely important.

Even excellent timing cannot compensate for unrealistic pricing.

A beautiful waterfront property can come to market during an ideal selling period, but buyers will still compare it with competing properties and recent sales.

If the property enters the market significantly above where buyers perceive its value, the strongest initial period of attention can be lost.

Our goal is to bring timing, preparation, presentation, marketing and pricing together so that they support one another.

There Isn't Just One Muskoka Selling Season

After working with buyers and sellers throughout Muskoka, Mark and I have come to look at the selling year as a series of different opportunities rather than one short spring market.

Spring can capture buyers who want to purchase before the cottage season begins.

Summer allows many waterfront properties to showcase the Muskoka lifestyle at its absolute best.

Fall brings spectacular scenery and another opportunity to reach buyers who remain active after Labour Day.

Late fall and the period approaching Christmas can still produce serious buyers, particularly for year-round homes and four-season cottages.

Every property is different.

And that is why we believe the best listing strategy should begin with the property — not simply the calendar.

Frequently Asked Questions

Is spring still the best time to sell a cottage in Muskoka?

Spring can be an excellent selling season, but we don't believe there is one universally “best” season for every Muskoka property. Waterfront characteristics, accessibility, competition, market conditions and how the property presents at different times of year should all be considered.

Is summer a good time to list a Muskoka cottage?

It certainly can be. Summer allows buyers to experience the waterfront, dock, boathouse, landscaping and outdoor living areas at their best. It is also a time when many visitors are already in Muskoka experiencing the lifestyle.

Is September too late to list?

No. Fall can be a very attractive selling season in Muskoka. Buyer activity can continue after Labour Day, and fall colours can showcase certain properties beautifully.

Can Muskoka properties sell in November or December?

Yes. While activity varies by year and property type, our observation has been that serious buyers can remain active into late fall and sometimes right up until Christmas. Year-round homes and four-season cottages may be particularly well suited to later-season marketing.

Should I wait until the ice is out before listing my waterfront cottage?

Not necessarily. It depends on the property and current market conditions. However, sellers should consider whether snow and ice prevent buyers from properly appreciating important waterfront features. High-quality photography and video captured during the previous summer can also be valuable if an earlier launch makes strategic sense.

When should I start preparing if I want to sell next year?

Ideally, preparation should begin well before the intended listing date. This provides time to address repairs, staging, landscaping, documentation, photography and other details without rushing.
